Walk through your home and look at it as if you were seeing it for the first time. If you are in doubt as to whether or not a room needs a new coat of paint - go ahead and paint it a neutral color. Fix or replace anything that is broken. If the carpets are dirty, go ahead and clean them. Or, if out of date, replace the carpet with a neutral color.

 

Clean the clutter out of the closets. Put them in boxes and store neatly in the basement.

 

Family photos should not be out for display, not on the tables, bookcases, or the walls. Those family photos make a statement that this particular home belongs to you and the potential buyer may have trouble mentally placing himself in the home.

 

Consider having a home inspection done to detect any problems you were unaware of. It's easier to deal with a problem before a buyer has entered into the picture.

 

When the home is going to be shown to a prospective buyer, leave all lights on in the home in the evening, and open all drapes during the day. DO NOT place potpourri in the home. The prospective buyer may be allergic to the aroma. A better idea is to bake bread or cookies, just before the prospective buyer arrives.

 

Family pets, cats included, should be caged or removed from the home during all showings. Again, your prospective buyer may be allergic, or even afraid of your gentle pet.
